This traditional home is quietly nestled on a dead end street in the popular Congdon neighborhood.

  The main floor is an open floor plan featuring traditional touches. The formal sitting room with wood fireplace features large windows with plenty of natural light and the connected sunroom with heated tile floors is a wonderful bonus space that also directly leads to front patio access.

 The kitchen is full stocked with your basic essentials and dining room with large table are open to the living room and feature updated birch cabinets, newer appliances, tile floor and built-in desk.  A large mudroom off of the back door completes the main floor with great storage for all seasons.  

Upstairs there are 3 spacious bedrooms; the master with a walk in closet, a view & a king sized bed. The second room is furnished with a twin bed and has a secret playroom inside of the closet.  The final bedroom houses a queen bed and large closet.

The lower level houses a bonus den (not pictured) and a 3/4 bathroom with ample storage and in house laundry.

Although the garage that is located behind the house is not open for guest use there is extra covered off street parking next to the garage.

Our guest service team is available by phone from 8am to 9pm if you have any questions or need anything. Our direct contact information will be provided with your booking confirmation.  The primary form of communication, including check in information, will be through the booking platform and/or email.  You will receive your check in information 1 day prior to your arrival date.  Check in is at 4pm. 

VACATION RENTAL HOUSE RULES 
1. GENERAL REQUIREMENTS a) All Guests (and any Visitors) must comply with all House Rules and any other instructions from the Property Manager during their stay; and b) Guests must notify the Property Manager of any disputes or complaints from neighbors as soon as reasonably practicable. 

2. NOISE AND THE NEIGHBORHOOD a) This Vacation Rental is NOT suitable for children under the age of 16. b) Guests and Visitors must keep noise to a minimum as not to disturb the occupants of neighboring properties and rooms – especially during nighttime hours (10pm – 8am), and upon arrival and departure; c) Excessive noise is prohibited at all times and may result in termination of the vacation rental agreement, eviction, loss of rental paid and extra charges which may be deducted from the Security Deposit; 

3. VISITORS a) Guests are allowed a maximum of 2 visitors at any time during their stay. b) Guests are responsible for ensuring maximum visitor numbers are not exceeded; and that visitors are complicit with these House Rules.  c) Visitors of guests are not permitted during quiet hours of 10PM to 8AM out of respect and consideration of other guests.

4. FUNCTIONS a) Parties and large gatherings of any kind are strictly prohibited at the Vacation Rental; and b) Any small gathering must comply with other rules set regarding Noise, the Neighborhood and Visitor numbers. 

5. PARKING a) Guests and any visitors are to comply with parking regulations and other requirements set out below and show consideration to neighbors and other vehicles; please use the designated parking area, up the driveway along the right side of the house to the back of the property.

6. SECURITY a) Any time Guests leave the Vacation Rental, it is their responsibility to ensure all windows and doors are closed/locked to maintain security and prevent rain and water damage. b) Guests must switch off the lights, air conditioning, fans, electronics such as televisions when not in use to promote energy saving. 

7. SMOKING a) Smoking is not permitted inside the Vacation Rental or on the private deck attached to the room; b) Smoking is permitted in the back parking lot next to the garage; c) Cigarette butts must be disposed of properly (in large trash cans located outside property or off property all together) and not thrown on property grounds. Failure to do so will result in a deduction from the security deposit. 

8. PETS a) Pets are NOT permitted at the Vacation Rental; 

9. DAMAGES AND BREAKAGES a) All Damages and Breakages must be reported to the Property Manager as soon as reasonably practicable. Failure to report them will likely result in a penalty deduction from the security deposit. And; b) To avoid Damages and Breakages, no furniture is to be moved from one room to another without prior agreement. 

10. CHECK OUT ARRANGEMENTS a) Please be sure to lock all doors. Check out is at 10am - if you need a later checkout please contact me as soon as possible to make arrangements. 

11. EMERGENCY CONTACT DETAILS: a) In the event of an emergency relating to the Vacation Rental, your emergency contact is: Heirloom Vacation Rentals (218)409-4885 b) In the event of all other emergencies please call 911. 

12. COMPLIANCE a) Breach of any of these House Rules is a breach of the Terms and Conditions of occupancy as per the Rental Agreement. b) The Owner and Manager reserve the right to terminate permission to occupy and to evict from the Vacation Rental, any Guests or Visitors who refuse to follow these House Rules or who cause a nuisance to neighbors or other residents of the community.
