Built in 1919, Rose Garden Getaway was tastefully remodeled in the summer of 2022, keeping the unique finishes throughout this early 20th century home while bringing the expected comforts of the 21st century as well. Enjoy the décor throughout the house highlighting the
beautiful Zenith City and Minnesota’s famous North Shore. Located on London Road, where elite runners pass by each year in Grandma’s Marathon, you’ll enjoy lake views from the enclosed front porch.

The living space includes seating for 6, a TV with complementary Netflix and Hulu, and Duluth-themed décor throughout. In the kitchen, you’ll find quartz countertops, new cabinets, beautifully refinished original hardwood floors, stainless steel appliances, seating for 3 and everything you’ll need to prepare meals to enjoy in the kitchen or the formal dining room. The formal dining room includes a dining room table for 6, an original built-in shelf with books about Duluth, games for both adults and the kids, and more Duluth décor. Included in this space is a dedicated work station with an office chair, monitor, and desk to get your work done with our high-speed internet.

Upstairs are the 4 bedrooms, with plenty of space to sleep your whole crew. Enjoy lake views from 3 of the 4 bedrooms and the walkout balcony from the 4 th bedroom overlooking the open backyard. A king-sized bed, 2 full beds and 1 bunk bed all come equipped with memory foam
mattresses from Nectar. These bedrooms share the fully-remodeled bathroom and all come equipped with ceiling fans to make your stay comfortable.

Located in the heart of Duluth, you can quickly drive up the shore, to UMD and CSS, ride your bike to Canal Park, walk on the Lakewalk to Fitger’s, or just enjoy the views of Lake Superior.

**Also, It snows here. It's very unpredictable but we do have snow removal that will be triggered with a 2" minimum. Please allow at least 12 hours after a snowfall for our company to get out to plow/shovel as necessary.

VACATION RENTAL HOUSE RULES

1. GENERAL REQUIREMENTS a) All Guests (and any Visitors) must comply with all House Rules and any other instructions from the Property Manager during their stay; and b) Guests must notify the Property Manager of any disputes or complaints from neighbors as soon as reasonably practicable.

2. NOISE AND THE NEIGHBORHOOD a) This Vacation Rental is suitable for children of all ages! Guests are fully responsible for the safety and security of their children at all times, as well as any disturbance caused to other residents in the Neighborhood; b) Guests and Visitors must keep noise to a minimum as not to disturb the occupants of neighboring properties – especially during nighttime hours (10pm – 8am), and upon arrival and departure; c) Excessive noise is prohibited at all times and may result in termination of the vacation rental agreement, eviction, loss of rental paid and extra charges which may be deducted from the Security Deposit;

3. VISITORS a) Guests are allowed a maximum of 4 visitors at any time during their stay. b) Guests are responsible for ensuring maximum visitor numbers are not exceeded; and that visitors are complicit with these House Rules.

4. FUNCTIONS a) Parties and large gatherings of any kind are strictly prohibited at the Vacation Rental; and b) Any small gathering must comply with other rules set regarding Noise, the Neighborhood and Visitor numbers.

5. PARKING a) Guests and any visitors are to comply with parking regulations and other requirements set out by the property manger and show consideration to neighbors and other vehicles; please use the designated parking.

6. SECURITY a) Any time Guests leave the Vacation Rental, it is their responsibility to ensure all windows and doors are closed/locked to maintain security and prevent rain and water damage. b) Guests must switch off the lights, air conditioning, fans, electronics such as televisions when not in use to promote energy saving.

7. SMOKING a) Smoking is not permitted inside or outside the Vacation Rental.

8. PETS a) Pets are not permitted at the Vacation Rental

9. DAMAGES AND BREAKAGES a) All Damages and Breakages must be reported to the Property Manager as soon as reasonably practicable. Failure to report them will likely result in a penalty deduction from the security deposit. And; b) To avoid Damages and Breakages, no furniture is to be moved from one room to another without prior agreement.

10. CHECK OUT ARRANGEMENTS a) Please be sure to lock all doors and leave both sets of keys back in the lockbox. Check out is at 10am - if you need a later checkout please contact me as soon as possible to make arrangements.

11. EMERGENCY CONTACT DETAILS: a) In the event of an emergency relating to the Vacation Rental, your emergency contact is: Heirloom Vacation Rentals  b) In the event of all other emergencies please call 911.

12. COMPLIANCE a) Breach of any of these House Rules is a breach of the Terms and Conditions of occupancy as per the Rental Agreement. b) The Owner and Manager reserve the right to terminate permission to occupy and to evict from the Vacation Rental, any Guests or Visitors who refuse to follow these House Rules or who cause a nuisance to neighbors or other residents of the community.Our guest service team is available by phone from 8am to 9pm if you have any questions or need anything.
